The Vision

The Lloyd Charles Estates is designed and developed for those favoring a secure natural living environment. This gated Planned Unit Development is located on 23 forested acres at the intersection of Waikiki Road and Regina Drive in the north Spokane metro area. The Lloyd Charles Estates is developed as a legacy to Lloyd Charles Dinwoodie and his wife Mildred Olivia who have cared for this property for over one half century. This planned community includes 55 single family lots, with 32 of the available lots as "zero-lot-line" townhouse lots and 23 lots as standard single family lots.

Through the careful placement of private streets and limiting the number of lots proposed, the project will preserve the areas natural character and assure that the development "blends" appropriately with its setting.

The formal gated entry monument of the Lloyd Charles Estates is created from brick, timber and steel. This elegant and secure entry feature establishes the overall architectural and aesthetic tone of the development, a derivative of the "Old World" style. It is reflective of the residential architectural styles of the American Craftsman, Bungalow, Northwest Rustic, Country French, Old English and Tudor that are planned within the development. The development utilizes perimeter fencing around much of the site with landscaping planned within the public street rights-of-way. A Home Owners Association with protective Covenants and Design Guidelines governs the architectural character, aesthetic quality and maintenance of the common areas. The residents of the Lloyd Charles Estates community will be provided with a system of sidewalks and walking trails and 3.5 acres of preserved common natural space for either passive or recreational use. The trail and sidewalksystem is affectionately named "Millie's Mile", acknowledging her appreciation of the property. Native plant and wildflower seed mixes will be broadcast in water collection areas to accent the natural beauty and color of the area.

Accent trees and shrubs will also be used along the trail system. At areas where a significant trail or pedestrian crossing occurs, special paving will be used to designate crosswalks. The street system offers supplemental visitor parking at selected locations.
